How long does the authentication of a sale contract take?
The procedure for concluding a real estate sale contract involves three essential stages: receiving the title documents from the parties, verifying and reviewing them, followed by setting, by mutual agreement, the date for signing the sale contract. For the parties' convenience, the documents can be submitted in person at the office or sent online through modern communication channels such as e-mail, WhatsApp or other electronic means, for preliminary review.
Who pays the notary fees on a sale?
By convention, the notary fee is borne by the buyer, although the parties may agree otherwise. The income tax on the transfer of the property is paid by the seller.
Can I sell a property without an energy performance certificate?
No. The energy performance certificate is mandatory for any real estate transaction, in accordance with Law no. 372/2005.
